Feasibility 

Planning 

 

Once you are happy with your sketch scheme we can develop this into a full Planning Application and submit drawings to the Local Authority for approval. Sometimes you may not need planning and we can advise on these instances. This is often set out at the initial stages when agreeing on fees. The Planning process can be tricky with no guarantee that approval will be granted. If planning is refused we can offer a Planning Appeal service.

BDA can help you develop your ideas by using a combination of free-hand sketches and computer-aided drafting, but most importantly we listen to what you want. As an enhanced service we have the ability to use VR goggles to help you understand the spaces by allowing you to walk through your scheme. Not all clients need a feasibility stage.

Once Planning Permission is granted, we can develop your proposals further to obtain a Building Warrant. This is a more technical Local Authority requirement which will give you drawings and a certificate to use if you ever come to sell the house. It is important to get a warrant before undertaking work, however, we can also offer a service to clients who have either already started work or completed work without a warrant in place. There are certain things which are exempt from needing a building warrant, however generally building warrant will be needed for any changes to sanitary or structural work.

We can provide services to obtain things like Disability Grants. This can often be an intensive piece of work and often requires engaging with Quantity Surveyors. We can easily do all of this and work with whichever governing body.

Construction

 

Once all the above are in place, we can offer further services to develop drawings for contractors to price and can administer any contract between you as the client and the contractor. This generally involves chairing meetings, taking minutes, issuing interim certificates, and regular inspections of work to check on specification, quality, and final certificates. We will inspect once works are finished and produce a defects list.
